Based on the encumbrance and maintenance obligation agreement, the SRA Board of Directors have a mandate to look after the community-facing walls, fences and entrance features built by the developer Dundee (now Dream) for the benefit of all owners. Maintenance of these structures are for the beautification of the neighbourhood and helps to maintain property values for all homeowners. In an effort to keep costs and fees manageable, the SRA Board will address the maintenance of these structures on a priority basis.

The SRA maintenance of these structures includes the following:

stucco walls and entrance features – The SRA will maintain the structural integrity by caulking and sealing both sides of the walls/features (community-facing and individual homeowner sides) as well as repairing and painting the community-facing sides (elastomeric paint), as required. Homeowners are responsible for all maintenance and painting of the individual homeowner side.

wooden screen style fences – The SRA will maintain the paint of the community-facing side, as required. Homeowners are responsible for all maintenance and painting of the individual homeowner side.

wooden lattice style fences – The SRA will maintain the paint of the community-facing side, as required. Homeowners are responsible for all maintenance and painting of the individual homeowner side.

decorative masonry wall – The SRA will maintain the community-facing side, as required. Homeowners are responsible for all maintenance of the individual homeowner side.

Further to the above, as per the restrictive covenants, each fence, decorative masonry wall, noise attenuation wall or decorative stucco wall constructed by Dundee (called the “fence”), the owner shall not make or permit without prior written permission from the Board:

  • the fence to be partially or totally removed; or
  • the fence to be painted a different colour or to be altered in design, appearance, elevation or location; or
  • the fence to become unsightly or to deteriorate into poor condition or poor repair; or
  • the fence to be repaired or replaced except with good materials and good workmanship.

The SRA Board reserves the right to change fence design and/or colour at its sole discretion.

Homeowners will not be reimbursed by the SRA for any materials or repairs to either side of community-facing fences.
